Do You Need a Realtor When Buying New Construction?

Updated: May 30, 2020

With new home communities popping up throughout the San Francisco Bay Area to help combat our housing shortage, you may be decide to buy new construction in lieu of a previously owned home. Newly-constructed homes come with brand new appliances, modern fixtures, and even builder's warranties at home prices comparable to those of previously owned homes.

As a buyer, you may walk into a model home by yourself and are ushered by a sales representative to sign a contract to buy. The builder then provides you with their real estate agent to handle the transaction. However, the builder's agent will have the builder's best interests in mind - not yours.

Bringing in your own trusted real estate agent to represent you will make a world of difference. Your own agent will advocate on your behalf, with your best interests in mind, to help you negotiate with the builder so that you get the most out of your transaction. Your real estate agent can help you:

  • Determine the best time to buy to get the best price

  • Negotiate for upgrades and extras

  • Negotiate inspections and contract contingencies

As you embark on your new home search, don't skip out on the first and most important step: finding a trusted realtor who can represent you. I can provide you with honest and experienced help so that you get the best value for your important transaction.
