Your agent's role is not just limited to posting your home on the MLS database. An experienced real estate professional will help you price your home correctly, market your home to maximize buyer attraction, and negotiate contracts and contingencies with potential buyers.
2. Clean your home and address odors.
Make sure you do a deep clean of your home prior to holding home showings. Consider hiring a professional cleaning service to get your home sparkling clean. To soak up tough odors, spread baking soda on carpets and sofas and let sit for 15 minutes before vacuuming it up. For any residual odors, consider a plug-in air freshener prior to a home showing.
3. Declutter.
Decluttering will make your home more open and airy. Keep surfaces clear, and store away extra clutter in cabinets or in the garage. Take down personal family portraits to neutralize the space and help buyers visualize it as their new potential home.
4. Utilize professional photography.
Buyers tend to find homes through the internet, so first impressions are everything. Professional photography showcases the home to its best potential, and is simply a must - that's why I provide all my clients with free professional photography when I list their home for sale.
5. Consider touch-ups and repairs.
If it's been a while since your walls have been painted, a fresh coat of paint is a cost-effective way to make your home feel like new. Your realtor may also advise you to make some small repairs, such as a leaking toilet, a hole in the fence, or faulty wiring. These will come up in the home inspection, and buyers may try to negotiate a lower price if these things stand out to them.
6. Consider staging.
If you are selling an empty home, consider hiring a professional home staging service. Research shows that buyers spend an average of 40 minutes in a staged home versus an average of 5 minutes in an empty home.
